Nature of Real Estate Advisory Services

Brokerage Scope

Property Fete Advisory LLP (“Property Fete”) operates as a premium institutional real estate consultancy, transactional facilitator, and registered broker governed under the Real Estate (Regulation and Development) Act, 2016 (MahaRERA Registration No. A51900012345).

Explicit Distinction from Independent Legal Practice: Property Fete is an advisory and commercial brokerage organization and does not function as an advocate chamber or bar-certified solicitors firm. While Property Fete undertakes rigorous 54-point operational verifications and coordinates title documentation, clients are advised to engage independent Bombay High Court advocates or conveyancers for formal Title Search Certificates, conveyance deed stamping, and judicial court proceedings.

Engagement of our services constitutes acknowledgment that financial, tax, and capital gains projections provided in property memorandums are indicative underwriting estimates and do not substitute for formal chartered accountancy or tax counsel under the Indian Income-tax Act, 1961.

Client Mandate & Representation Framework

Fiduciary Terms

To safeguard the privacy, prestige, and market positioning of high-value residential and commercial properties in Greater Mumbai, client mandates are categorized under two rigid transactional models:

verified_user Sole Exclusive Mandate (SEM)

Client grants Property Fete exclusive rights for marketing, private showings, and negotiations for a stipulated period (typically 90 to 180 days). Includes bespoke video production, off-market HNI outreach, and complete marketing discretion.

handshake Open Non-Exclusive Agency

Bespoke facilitation on designated inventory where Property Fete registers prospective purchasers with builder or seller prior to inspection. Subject to first-come registration timestamps in our registry.

Spam & Indiscriminate Broadcast Embargo

Property Fete strictly complies with privacy principles. We enforce a zero-tolerance policy regarding unauthorized WhatsApp broadcast lists, bulk telemarketing, or unlicensed photo circulations across public broker chatgroups. Every off-market presentation is issued under a tracked, recipient-specific Non-Disclosure Agreement (NDA).

3

Co-Brokerage & Non-Circumvention (24-Month Rule)

Binding Covenant

Clients, corporate investors, family offices, and their direct representatives (including attorneys, family members, subsidiary entities, or secondary brokers) who receive property introductions, floor plans, financial modeling, or physical access facilitated by Property Fete are bound by strict non-circumvention clauses.

lock_clock
24-Month Binding Period Post-Introduction: If a client or associated entity concludes a sale, lease, joint venture, or transfer of interest in any introduced property, developer tower, or pre-leased asset within twenty-four (24) months of our formal introduction—regardless of whether subsequent discussions were routed through another broker, builder sales desk, or direct owner—full advisory remuneration remains unconditionally due and payable to Property Fete.

Introductions are evidenced through signed Inspection Sheets, digitally trackable PDF dataroom logs, scheduled calendar invites, or logged email confirmations exchanged prior to viewings.
